This article is part of the WJR Equity Lending investor education library. It explains how DSCR rental financing is structured and evaluated in plain English so investors can evaluate financing structures with more confidence before they sign anything.

Overview

Investment-property financing is underwritten differently than an owner-occupied mortgage. Lenders look closely at the property itself, the business plan attached to it, the numbers supporting that plan, and the borrower's experience executing similar projects.

Understanding the vocabulary and the mechanics ahead of time makes conversations with a lender faster and more productive, and it helps investors compare structures on the merits rather than on a single headline number.

What Typically Matters Most

  • The property: condition, location, type and current use.
  • The project: scope of work, budget and realistic timeline.
  • The numbers: acquisition cost, capital required and projected value.
  • The borrower: experience with comparable transactions.
  • The exit: sale, refinance or long-term hold.

Applying It to Your Next Deal

The most useful next step is usually a specific scenario rather than a general question. Bring the address, the purchase price or current value, the capital you are requesting, the work you plan to do and how you intend to exit.

WJR Equity Lending reviews investor scenarios across fix and flip, DSCR rental and ground-up construction financing, and can walk through how a structure would apply to the deal in front of you.
